Lesson to learn:
No double standard on others. Mr. Alex and Mr. Kenny when time before become committee (they are still become Acting JMC Member which is invite by Mr. Alan to join in the group for discussion) They mention that the procurement must get 3 quotes and OPEN TENDER to show transparency and fair to other owners, because other owners have a right to know. Yes, I totally agree with their statement, but I'm very doubt and curious why after they become committee they didn't ask for 3 quotes and OPEN TENDER?
Compare must in fair condition. According to some owners feedback to me, 3rd term JMB claim that the quotation I submit is very expensive. At the beginning I'm not aware on what the issue but after I compare the quotation then realize the comparison is unfair because the fencing size if very different. At last 3rd term JMB change the fencing size from 6ft to 4ft definitely the pricing is much more cheaper compare with initial purpose.

No idea on this expenses. According to Ms. Suguna (Former Building Manager) this expenses is instruct by Mr. Kenny and he mention got approval from committee.

Comparison of water usage
Few questions on doubtful why so much of water expenses (~ RM 50K) in period of Jan 2020 - Oct 2020 compare with other periods.
1. Whether SAJ water tariff increase? still the same. RM 3.30 per meter cubic.
2. Because PKP (MCO) more residents work from home? no affected because residents is paying for their own usage.
3. More repairing piping work? It happen always in 3 different periods.
4. Is that implement car wash program? No affected. Car wash water usage is reasonable.

According to some owners feedback that is because water piping leaking and keep pouring for few months while committee are looking to lowest quote. Therefore the judgement from committee is very important.

But because the bank charges of credit card is deteriorate the portion of MF and SF collection therefore MC (1st Term) review the rules on user of credit card have to bear on bank charges on every transaction. (Every 6 months Jentayu Residensi saving for RM 5,000 - RM 7,000)
